Pre-Listing

  • These are the foundation to marketing your home. We use a carefully curated team of vetted photographers and videographers to capture the right light, angles, details, and vibe of your home. Buyers often spend such a short time in a property before making an offer, and an infinite amount of time studying, dreaming about, and falling in love from afar, through the images and videos we’ve captured.

  • We offer the ability to market your property as “Coming Soon” through the Top Agent Network. There are several pathways to facilitate tours and the right combination depends on the individual listing and the seller’s needs.

  • During showings we ask the right questions to help guide a potential buyer’s experience while also gathering feedback to share with our seller clients. Feedback, as well as strategic thinking, and an understanding of market dynamics are crucial to our ability to offer solutions to sellers.

  • Combining finesse and awareness in a negotiation and understanding the bigger picture and our clients needs helps to achieve the optimal outcome. Working on over 600 million dollars worth of transactions, there are few scenarios or hiccups I haven’t seen and dealt with. Managing a deal isn’t just reacting, it is actively predicting and guiding the interested parties, to minimize issues.

Closing

  • Between the signing of a Purchase and Sale agreement and closing, there are several items we help facilitate. During an appraisal we review comps supporting the sale price with the appraiser while fielding any questions. We schedule, help prep for, and cover smoke detector inspections, and work with condo associations and utility providers to get any necessary documentation. We also accompany buyers on any visits.

  • Moving can be chaotic and we are on standby to help prep the home for the buyer’s final walk through. Along the way, managing expectations and ensuring you have an understanding of logistics/timelines and ample time to review settlement statements before signing.

  • Any agent facilitated documents will be delivered to the closing attorney prior to closing. Sellers usually sign their closing documents ahead of time and grant their attorney POA. We will let you know when the closing has gone to record, and help facilitate the transfer of keys to the new owner.
